Make a presentation to investors

I reviewed the investor sight, it appears you need to do a presention and prepare proposal for the investors is there anyone I can hire to do the presentation and proposal? I need capital, speaking to a group of people would scare me.

I would say that preparing a presentation is not going to be as effective as going to individual investors and selling them on you and your ability to find profitable deals. Here is what happens. If you will create 1 or 2 profitable deals you will not have any problem finding money to do your deals. Be careful about presenting to a group of investors and offering any return % because you may violate federal security laws. BE VERY CAREFUL ABOUT THIS-I'M NOT KIDDING HERE. For those of you wanting to find investors just talk to people and ask them if they would be interested in loaning money secured by real estate at 70% LTV. Will you have to give them a range about what they can expect for a return? Yep. Just don't guarantee anything.
