Foreclosure lists and information

This is very helpful! Should I be able to find a foreclosure listing service like you describe in the yellow pages? What would I look under to find such a service? Thanks!

Probably the best place to find the foreclosure list is through your local real estate club. My experience tells me that most clubs have someone or some company that porvides the names and address of those in foreclosure. Yes, this information is public knowledge but it is much more economical to have someone compile it for you.

There are list services that are better then others that provide foreclosure information. We are lucky here in Denver to have www.fastpropertydata.com as our provider. They do an awesome job providing a tremendous amount of data for what they charge.

How to use a foreclosure list

I have the foreclosure list for my area....now what? What is the best marketing strategy to use to actually buy a property? I've heard n person, postcards, flyers, ?

Great job getting the foreclosure list. Now figure out how to find those properties with the most equity. Those are your high target properties and the ones to go after.
Another variable that you want to look for is LTV, or loan to value. If the LTV is low then go after that property. It either has lots of equity of lots of liens. Either of those are attractive to you. Then go knock on the door. Leave a Flyer. Send a post card. My Rookie to Riches system has many different marketing strategies.
